At eight stories along Indian Creek it is manageable, which makes motorized exterior screens on the deep terraces a real option here - extending the usable outdoor hours without touching the interior glass. That conversation is rarely worth having in a high-rise.
Water below means glare arrives from underneath
Indian Creek and the 13-slip marina reflect light upward into the residences, under the terrace overhang, at exactly the angle a top-down shade does nothing about. Top-down/bottom-up on the waterfront glass lets you block the bright band off the water while leaving the sky and the view above it open.
Q4 2026 delivery - the pre-wire window is open now
Bay Harbor Towers is scheduled for Q4 2026 delivery, which means wired motorization decisions can still be made cleanly. East - sunrise over the water
Low morning sun with reflection off Indian Creek underneath it. 3% openness solar is the working specification; 1% if the residence is used as a primary home and mornings matter. Pair with top-down/bottom-up on the glass closest to the water to kill the reflected band without closing off the sky.
West - sunset
Late direct sun, longer in duration than the eastern morning load but at a higher angle for most of it. 5% openness generally holds here and keeps the sunset view - which is, after all, why the plans are flow-through.
Terraces
At eight stories, motorized exterior screens are practical. They cut heat before it reaches the glass rather than after, and they make the deep terraces usable in the afternoon. This is the recommendation we can make at Bay Harbor Towers and usually cannot make in a high-rise.
Bedrooms and the Bayhouse residences
Motorized blackout with side channels throughout. In the Bayhouse and penthouse homes with private pools, add the pool-facing glass to the privacy layer - a 3% solar reads as open from inside during the day but is not transparent from outside at night, which is the condition most owners forget until they are living in it.
