The 5 Costly Mistakes Condo Owners Make With Their Windows

Mistake #1 - Treating windows as decoration instead of the building's biggest energy leak
The view is why you bought the unit. It is also why you are paying more than you should. The U.S. Department of Energy estimates heat gain and loss through windows drives 25-30% of residential heating and cooling energy use, and a standard double-pane window lets roughly 75% of the sun's heat straight into the room. In a glass-curtain-wall condo, that math multiplies across an entire exposure - roughly a third of summer cooling cost is solar gain through glass.
The right treatment is not decoration; it is climate control you can see. Honeycomb and quality roller fabrics intercept solar gain before it becomes an air-conditioning bill, and automated schedules close the right windows at the right hours without you thinking about it.
Mistake #2 - Assuming the glass protects what's behind it
It doesn't. Standard residential glass blocks very little of the radiation that destroys interiors. Industry fading studies attribute roughly 40% of interior fading to UV, about 25% to visible light, and about 25% to solar heat - meaning even "UV-blocking" glass leaves half the problem in the room. Hardwood, silk, leather, rugs, photographs, and art fade continuously; you notice the day you move a sofa and see the color it used to be. For east- and west-facing units, the exposure is worst exactly when nobody is standing at the window: sunrise and late afternoon, every day.
Mistake #3 - Keeping corded treatments in a home where children visit
On average about nine children under five die every year in the U.S. from strangulation in window covering cords, and the Consumer Product Safety Commission has designated hazardous cords a substantial product hazard - stock products sold today must be cordless or have inaccessible cords. If your unit still has corded blinds from the previous owner, it is behind both the safety standard and the market. Motorized and cordless systems solved this completely: no cords, no risk, a cleaner window line.
Mistake #4 - Waiting until the unit is listed to think about the windows
The National Association of Realtors' 2025 staging research is blunt: 83% of buyers' agents say staging helps buyers visualize the property as home, 49% of sellers' agents say it reduces time on market, and 29% report staging lifted offers by 1-10% of value. Windows dominate condo listing photos - bare glass reads unfinished, mismatched big-box blinds read dated, and glare ruins the photography itself. Owners who treat windows properly enjoy them for years, then sell faster. Owners who wait pay rush prices for the next buyer's taste.
Mistake #5 - Choosing a vendor on price-per-blind instead of fit-per-window
A shade that is 10 millimeters off doesn't look 10 millimeters off - it looks wrong, lets light knife in at the edges, and rattles in the AC current. Before you accept any quote, check five things:
1. Do they measure to the millimeter, window by window - or assume your floor plan is accurate?
2. Can they show motorized installations in buildings like yours, with the wiring or battery strategy to prove it?
3. Do they understand your building - HOA rules, uniform-exterior requirements, service elevator logistics?
4. Will designers and listing agents vouch for them? Trade professionals are unforgiving references.
5. Do they quote the whole unit as a system - light, privacy, heat, and automation together - or just price fabric by the square foot?
Most companies fail at least two of these. Any company that clears all five will not be the cheapest quote you receive. It will be the one you never have to think about again.
