What window treatments cost at ONE Park Tower, by floor plan

Every residence here is delivered with bare floor-to-ceiling glass, and the first question owners ask is what it costs to cover it. We answered it ahead of time. We read the glazed openings from the published floor plan of all 19 plans in the tower, priced every opening through the same engine that produces our written quotes, and published the result. No form, no callback.

Across the 19 plans, a complete set of motorized Somfy Sonesse shades runs from $3,661.20 for the smallest one-bedroom (Residence 07, two glazed openings) to $16,332.60 for the largest penthouse (Penthouse 05, eleven openings). The same openings built on Lutron Sivoia QS run $6,021.37 to $26,861.30. Optional sheer curtains add $95 per linear foot on a manual track. Installation by our own team is in every figure; tax and delivery are not.

Reading the table

Somfy columnMotorized Somfy Sonesse roller shades on every glazed opening: fabric, fascia, brackets, the low-voltage power panel sized to the motor count, and installation by our own team. Before tax and delivery.

Lutron columnThe same openings built on Lutron Sivoia QS with the matching Lutron power supply, for residences running a Lutron system. Shown as an option, not an extra. Browse the Lutron fabric library.

Sheer curtains columnOptional sheer curtains at $95 per linear foot on a manual track - the condo rate, which covers the additional installation time and effort a condo project requires - fabric and labour included. Motorizing the track is priced separately. Sheer widths are the full-wall dimension, which runs wider than the glass.

Solar or blackoutLiving areas priced in solar screen, bedrooms in blackout. Both are in the figures, and either can be swapped at the consultation.

Wiring surchargeWired motors need low-voltage cable at each opening. Where a residence has none run, add $500 once for the whole unit, not per window. It applies the same way to wired Somfy and to Lutron. Rechargeable-battery motors never need it.

What this building needs

Four things that decide the spec at ONE Park Tower by Turnberry

Nine-foot ceilings change the pocket answer

ONE Park Tower delivers with 9-foot-plus ceilings - generous for a residence, tight for a recessed shade pocket. A dual-roller pocket wants roughly 7 to 9 inches of depth and drops the visible header. In most lines here we specify a slim surface-mounted fascia finished to the ceiling colour instead, which keeps the full glass height and still hides the tube and brackets completely.

Wrap-around balconies mean corner glass, not flat walls

The oversized wrap-around terraces put glass on two planes meeting at a column. That is a multi-band condition: two or three narrow shades that must align at the hem, share a bracket at the corner, and rise together. Getting the corner to read as one continuous line is a measuring and fabrication problem, not a product problem - and it is the detail that separates a good install here from an average one.

Glass railings reflect light back onto the glass

The seamless glass balcony railings at ONE Park Tower are beautiful and do nothing for shade. They also bounce light back up into the residence off the terrace floor. Low-angle sun that a solid railing would block arrives twice here, which is why we generally hold the ocean-facing lines at a tighter openness than the view alone would suggest.

Smart-tech-ready walls - use the window before closing

Residences are delivered smart-tech ready with sound-insulated walls. If we are engaged before closing, wired Lutron with in-wall keypads is straightforward. After move-in, opening those walls is disruptive, and the practical answer becomes rechargeable-battery Somfy or Lutron Serena. Same look, very different install - and the deciding factor is timing, not budget.

ONE Park Tower faces two very different problems from the same residence. Here is how we normally spec each side.

East - Atlantic & Oleta River

Hard low-angle sun from roughly 7 to 10am, straight through the glass with no shading from the terrace slab at that angle. We specify 1% or 3% openness solar fabric here. At 3% you keep a readable view of the ocean and the park; at 1% you keep the view legible while cutting glare hard enough to use a screen facing the water.

West - Laguna SoLé & the skyline

The lagoon reflects late sun back up at the glass, so the west lines get glare twice - direct, then bounced. 3% openness is the safe specification. 5% looks beautiful at noon and becomes unusable at six o'clock.

North & interior corners

No direct load. 5% openness, or a sheer alone, softens the light and keeps the skyline completely open. Read that as a daytime specification: a solar screen at any openness, and a sheer on its own, go transparent from the outside once the room is lit after dark. Anywhere you want privacy at night needs a blackout or privacy layer behind them. This is where we save budget so it can go into the bedrooms.

Bedrooms - any exposure

Motorized blackout roller or honeycomb with side channels. Without channels, a blackout roller still leaks a bright halo down both edges; with them, an east-facing bedroom 20 floors up is genuinely dark at 7am. In a tower where the sun rises over open water, this is the single upgrade owners notice most.

How much do window treatments cost at ONE Park Tower?

Motorized Somfy Sonesse shades on every glazed opening run from $3,661.20 for a one-bedroom with two openings up to $16,332.60 for a four-bedroom penthouse with eleven. On Lutron Sivoia QS the same openings run $6,021.37 to $26,861.30. Sheer curtains are $95 per linear foot on a manual track. Every one of the 19 floor plans is priced individually in the table above, installation included, before tax and delivery. Wired motors need $500 once per residence if no low-voltage cable was run.

Can shades be recessed into the ceiling at ONE Park Tower?

Sometimes, but not everywhere. With 9-foot-plus ceilings, a recessed dual-roller pocket consumes roughly 7 to 9 inches of head height and needs coordination with the slab and any soffit. In most ONE Park Tower lines we recommend a slim surface-mounted fascia painted to the ceiling instead - it conceals the hardware fully and preserves the floor-to-ceiling glass proportion the architecture is built around.

What openness factor is right for ONE Park Tower?

It depends on which way your residence faces. East-facing glass toward the Atlantic and Oleta River takes hard morning sun and wants 1% to 3% openness. West-facing glass over Laguna SoLé gets direct plus reflected late sun and wants 3%. North-facing and interior corner glass can run 5% and keep the view fully open. All three are daytime numbers. Solar screens control glare and heat, not night privacy: once the lights are on after dark the room reads from outside through any openness factor, so bedrooms and any room you want private at night take a blackout or privacy layer as well.

Should I order shades before or after closing on my ONE Park Tower residence?

Before, on both counts. Residences are delivered smart-tech ready but with the walls closed, so a wired Lutron system with in-wall keypads is far simpler to specify before you move in. The calendar matters just as much: quoting takes two to three days, measuring happens within a week of getting access, fabrication runs three to four weeks, and the install itself is one to two days. So shades on the day you move in means measuring about a month earlier, usually at a pre-closing walkthrough. If we measure at possession instead, expect bare glass for the first few weeks.

How do you handle the wrap-around balcony corners?

With multiple narrow shades that share a corner bracket and are programmed to travel together, so the hems align across both planes. We measure the corner condition on site rather than from the plan, because column widths and the glass railing detail vary between lines.
