Window Treatments for Salato Residences
Motorized shades, sheer draperies, and Lutron shading tailored to every Salato floor plan at 305 Briny Avenue.
Shades & sheers designed for Salato's oceanfront glass
Salato is a boutique nine-story oceanfront condominium of just 40 residences by U.S. Development, designed by Randall Stofft Architects. Residences of 2,106 to 3,354 sq ft feature floor-to-ceiling glass and 14-foot-deep terraces facing the Atlantic - beautiful light, but serious glare, heat, and privacy demands. Exotic Shades & Draperies has already prepared budgetary window-treatment quotes for Salato floor plans, so we can price your exact residence line quickly and install with our own certified team.

Four things that decide the spec at Salato Residences
Ten-foot glass is an engineering problem, not just a bigger shade
Salato's main living areas run 10-foot windows and sliding glass doors. A 10-foot drop of solar fabric rolls up into a noticeably larger diameter, so the tube has to grow with it - typically a 2-inch or larger tube - or the shade will visibly deflect across a wide slider and hang out of level. This is the most common place a standard-catalogue shade fails in this building.
Wide sliders need banded shades - and a plan for the seams
Solar fabric comes in finite roll widths. Span a full Salato slider with one shade and you exceed it; so the opening is divided into two or three bands. Each seam is a thin line of light. We set the band divisions on the mullions wherever the glass allows, so the joints land where your eye already expects a vertical line.
Fourteen-foot terraces let you open the weave up
The 320- to 746-square-foot terraces are 14 feet deep, and that overhang shades its own glass through the middle of the day. It means you can specify a more open 5% weave on the ocean side and keep a genuinely transparent view - as long as you solve the low morning sun separately, because that arrives underneath the slab where the terrace gives you nothing.
Direct oceanfront means salt-rated hardware, not standard hardware
At 305 Briny Avenue you are on the sand. Salt air finds exposed brackets, chain mechanisms and end caps within a couple of seasons. We specify fully enclosed cassettes, anodized or powder-coated components, and motors housed inside the tube rather than externally - the same reason marine hardware exists.

Shading plan by exposure at Salato
A boutique oceanfront building with deep terraces shades very differently from an exposed tower. The terrace does a lot of the work - except early.
East - direct Atlantic, under the terrace slab
From roughly 7 to 9:30am the sun is low enough to pass beneath the 14-foot terrace and hit the glass directly. That window is the whole design problem on this side. A dual roller - 5% solar for the day, blackout or a dense 1% behind it for the early hours - solves it without compromising the view you paid for the rest of the time.
East - midday and afternoon
The terrace overhang shades this glass through the middle of the day, which is why a 5% openness weave works here where it would fail on an unshaded oceanfront tower. You keep the horizon essentially unobstructed.
West - Intracoastal and city
Late sun off the water, with far less terrace protection on this side in most plans. 3% openness is the working specification.
Bedrooms and penthouses
Motorized blackout with side channels, and on the penthouse levels a larger tube to carry the drop without deflection. On 10-foot glass the difference between a properly sized tube and a standard one is visible from across the room.
Salato Residences window treatments - FAQ
Can you make shades tall enough for Salato's 10-foot glass?
Yes, and the detail that matters is the tube. A 10-foot fabric drop rolls to a much larger diameter than a standard drop, so we specify an oversized tube - usually 2 inches or more - sized to the span. Undersized tubes deflect in the middle on wide sliders and the shade hangs visibly out of level. We calculate this per opening rather than per residence.
Will one shade cover a full Salato slider?
Usually not. Solar fabric has a maximum roll width, and Salato's extra-wide living areas exceed it on the largest sliders. We divide the opening into two or three bands and align the divisions with the door mullions where possible, so the seams fall on lines your eye already reads as structural.
What openness factor works on Salato's oceanfront glass?
The 14-foot terraces shade the east glass through most of the day, so a 5% openness weave keeps the ocean view genuinely open - unusual for direct oceanfront. The exception is early morning, when low sun passes under the slab. We normally pair the 5% solar with a second blackout or 1% roller on the same headrail for those hours.
Does salt air affect motorized shades at Salato?
It affects exposed hardware. On direct oceanfront at 305 Briny Avenue we specify fully enclosed cassettes, anodized or powder-coated components, and motors housed inside the tube so nothing corrodible is left in the air. Interior shades behind closed impact glass are well protected; anything on or near the terrace needs the marine specification.
