Couture fabrics on an automated backbone
A private residence at the Ritz-Carlton Residences, Sunny Isles Beach, glazed to the water on two sides. Exotic supplied and installed three layers working as one: ripplefold sheers in Limoges White by Loro Piana Interiors on Lutron Sivoia QS drapery tracks, T-Screen 3% solar shades in White for glare with the view intact, and Highland blackout shades in White where the residence sleeps.
Everything runs on Lutron Sivoia QS under HomeWorks QS, integrated into the residence's Crestron system - shades, lighting and AV in the same one-touch scenes. We executed in coordination with the client's international designer, the partner AV company, and the general contractor, from early spec through commissioning.

What it took, and what the owners came home to
The most important part of a residence like this happens before anything is measured: understanding what the owners expect, finding out how they actually live in the space, and only then giving guidance and a recommendation. These owners are snowbirds, so most of that work happened remotely, with far more calls, photos and written confirmations than a local job needs. Decisions had to be made once and made well, because the owners were not down the hall to look at a sample.
The residence is mostly corners. Every corner where two shades meet needs its own deduction so the two fabrics clear each other, the light gap stays even and nothing rubs when they move; on this project that meant more corner deductions, and more templating, than on any straight run of glass. The work was coordinated with the general contractor, the AV integrator and the owners at the same time, so that the pockets, the wiring and the programming all landed in the right order.
Then the building. A tower like this asks for a certificate of insurance before anyone comes up, the service elevator is reserved in advance, and getting the crew and the material from the loading dock to the residence takes one to two hours on its own. Some of the shades were longer than the elevator cab, so they went up the stairs by hand. None of that shows in the finished residence, which is the point: the owners arrive for the season, the shades are on the same keypads and scenes as the lights, and everything works the way it was explained to them months earlier.
